What actually drives the price
- Affected square footage — and critically, how far the water travelled, not where the spill started.
- Water category. Clean water is a drying job. Category 3 means removal, disposal and decontamination, and it costs considerably more.
- How long it sat. The single biggest multiplier. Hours are cheap; days are expensive.
- Materials involved. Carpet over concrete is straightforward. Hardwood, plaster, tile over subfloor and multiple layers are slower.
- Equipment and duration — how many air movers and dehumidifiers, for how many days.
- Removal and disposal of unsalvageable material, and any containment required.
How insurance changes the maths
Most water losses in Denver homes are paid by the carrier, not the homeowner. If the cause was sudden and accidental — a burst pipe, a failed water heater, an overflowing appliance — it's typically covered, and your real cost is the deductible. What's generally not covered is gradual seepage, a leak that was left for months, and surface flooding from outside, which needs separate flood insurance.
Restoration pricing across the industry is built on standardised insurance estimating software, which is why quotes from reputable firms tend to land close together on the same scope. Be cautious of a number far below the others — it usually means a smaller scope, not a better deal.
Waiting to see whether it dries on its own is the costliest choice available. Roughly two days is the difference between drying a wall and replacing it — and once mold is involved, remediation, containment and rebuild are all added on top. Most policies also require prompt mitigation, so delay can affect the claim itself.

We can talk through the likely range once we understand what happened, but an honest number needs an on-site assessment — water travels further than it looks, and the difference between a small job and a large one is usually hidden in a wall. The assessment is free and comes with a written scope.
Do I pay you or does insurance?
On most covered claims we bill your carrier directly and you pay only your deductible. If you're not filing a claim, we quote the job and you pay us directly.
Is it cheaper to do it myself?
Very rarely, once carpet pad, drywall or subfloor are involved. Rental equipment is undersized for structural drying, and a job that half-dries usually returns as a mold remediation costing several times the original.
