Extraction
Truck-mounted extraction removes vastly more water, and removes it faster, than any rental unit — which matters because every gallon left behind has to be pulled out of the air afterward by dehumidifiers, slowly. On carpet we extract in overlapping passes until the return runs clear; on hard flooring we look for where the water went under it, which is nearly always further than the visible edge.
Then the part people skip
A surface can feel dry while the framing behind it is saturated. We map the actual moisture with meters and thermal imaging, then set equipment to a calculated load rather than by guesswork:
- Air movers positioned to sheet airflow across wet surfaces, which lifts moisture into the air.
- Dehumidifiers sized to the volume of the space, pulling that moisture back out — this is the half a box fan can't do.
- Targeted drying where needed: wall-cavity injection, floor mats for hardwood, controlled cavity venting.
- Daily readings in the same locations, logged, until numbers match unaffected material.
In a Denver summer storm the outside air is often wetter than the air inside. Ventilating then actively adds moisture to the structure. Whether opening up helps depends on the dew point outside versus inside — which is measured, not guessed.
How long
Most jobs are three to five days. Dense material — plaster, hardwood, thick framing — runs longer. Equipment stays running continuously through it, including overnight, and is checked daily. Pulling it early is the most common cause of a "mystery" smell weeks later.
Common questions
Can I dry it myself with fans?
For a small spill on hard flooring, yes. Once water reaches carpet pad, drywall or subfloor, household fans move damp air around without removing moisture — surfaces dry while the structure stays wet, which is the usual route to mold.
Why does the equipment need to run overnight?
Drying is continuous. Every interruption lets moisture redistribute from wet material into the air and back into dry material, and the whole process restarts. It's noisy, and it's the reason the job takes days rather than weeks.
Will you have to remove my carpet?
Not always the carpet — usually the pad. Pad is a sponge and rarely worth saving. With clean water and fast extraction, carpet itself can often be dried in place and re-laid over new pad.
